Descriptions

Located south of Highway 12 between Horse Springs and Aragon, The A-F Ranch lies off the eastern slopes of Rael Mesa. The A-F Ranch offers stunning views of the Saint Augustine Plains to the east and Pelona Peak and Coyote Peak to the southeast. The ranch lies on the divide between game management units 16e and 16d. This region is amongst the most desired elk hunting throughout New Mexico. This is a turn key property with solid infrastructure, yet room to improve and enhance. It is being offered AS IS and will include equipment, tools, ranch brand and furnishings.
Water on the A-F Ranch

The ranch has two wells. The headquarters well is 140 with very good sweet water. This well functions with a 600 gallon storage tank to ensure having water at the house. The bunkhouse well is 140 and is the strongest well which supplies water for livestock and wildlife. There is a drinker and a dirt tank for over flow water.
A-F Ranch Headquarters

The house at headquarters is a comfortable 28x 56 double wide. There are 3 bedrooms and 2 bathrooms. It sits on a permanent foundation, is fenced and has beautiful mature trees, a garden and greenhouse which beautify the property. There is power at the house. It also has a newer solar system which supplements power bills by putting power back on the grid. The home is heated with a wood stove and also has a propane furnace. Behind the home is a hay barn and horse pens that have permanent water. There is a land line and DSL internet with 3.5Gb service.
A-F Ranch Bunkhouse

The ranch also has an older 16x 80 single wide bunkhouse that has been used by renters and caretakers. It is a 3 bedroom and 2 bathroom structure.
Grazing on the A-F Ranch

The 839 acre state lease has recently been renewed and carries +/- 15 pair annually. The perimeter of the property is fenced and cross divided into 4) pastures. The turf is primarily gramma grass, but the eastern pasture has lots of chamise and sacatone grass. Year round grazing is possible with the browse and very little supplement. The ranch has great topography with mild hills beneath Rael Mesa. Elevation ranges from 6800 to 7650. The pasture land is open with no trees, but west of the headquarters, there are pion/junipers scattered across the slopes.

*An additional forest allotment potentially can be added to increase cattle carrying capacity.
